The Special Crime Wing (SCW), Crime Branch Jammu has registered a case against one accused for committing fraud and cheating in a land transaction.
A written complaint was lodged by a resident of Chak Murar, Tehsil Bishnah, District Jammu, alleging that she and her husband, while searching for agricultural land, came into contact with one Arjun Kumar S/o Girdhari Lal R/o Kothey Hoshiaru, Tehsil Bishnah, through a relative. The accused represented himself as the owner of land measuring 02 kanals under Khasra No. 955, situated at Village Palli, Tehsil Bari Brahmana, District Samba, and also claimed to be dealing in the sale and purchase of land.
The complainant’s husband inspected the said land, and the accused assured that he would arrange all necessary documentation. Trusting his representations, the complainant entered into an Agreement to Sell with the accused on for a total consideration of ₹6 Lakhs. At the time of execution of the agreement, an amount of ₹3.35 Lakhs was paid in cash, followed by further payments through UPI on different dates, totaling ₹5,62,000/-.
However, despite receiving substantial payment, the accused neither handed over possession of the land nor executed the sale deed. Subsequently, it came to light that the accused had dishonestly sold the same land to another person. Verification of revenue records from the office of Tehsildar Bari Brahmana, Samba further revealed that no ownership entry existed in the name of the accused with respect to the said land.
The complainant also alleged that the accused deliberately avoided her and refused to return the amount, thereby causing wrongful loss to her and wrongful gain to himself.
On receipt of the complaint, a preliminary verification was conducted, which established that the accused, with fraudulent intent from the outset, deceived the complainant by misrepresenting facts and dishonestly induced her to part with her hard-earned money.
Accordingly, a formal case has been registered at Police Station Special Crime Wing, Crime Branch Jammu under Section 420 IPC against the accused person Arjun Kumar S/o Girdhari Lal R/o Kothey Hoshiaru, Tehsil Bishnah, District Jammu. The investigation of the case has been entrusted to Inspector Deepak Bharti of SCW, Crime Branch Jammu.
